With 62 home sales thus far for 2010, Old Trail Village boasts several record-setting achievements.  In the Charlottesville MSA, Old Trail Village is the top-selling community for new construction in terms of number of sales as well as volume, with sales totaling over $23.1 million.  A large number of presales for new construction has driven the Average Cumulative Days on market (CDOM) to an astonishing 64 days - half what it was for Old Trail Village in 2006.  This fact points to buyer confidence in the value of Old Trail Village in both the short and long-term views.

A key factor in the sales success in Old Trail Village is the addition of housing product between $200,000 - $300,000, allowing first time homebuyers entry to the market via both detached and attached homes.  Additionally, sales of homes in the $350,000-$400,000 range were all presales or otherwise went under contract before construction was completed.  This brisk activity for these price points is reinforced by the recent addition of 4 presales in the newest residential phase of Old Trail Village, Village Commons.  Homes in this phase will be a mix of attached townhomes and the single family detached homes similar to those finding rapid buyer traffic in West End Square.
